Quick Argus Question: Can't figure this out...How do I recover capital expenditures through amortization?
Say I have $500,000 capital expenditure and I want to amortize it and recover it from my tenants. In the row where I enter the CapEx amount, I see options for that and even a place to enter the interest rate... but I fill all those and the cashflow still doesn't have any amortized capex recovery showing. Only the expense portion shows. How come?

Like donkey.kong said below, model in excel and copy the values year by year for your analysis period into an OPEX account, set it to reference only, and recover from there.
Currently pulling my hair out trying to input different capex scenarios into argus. It's an unmitigated disaster of a software platform.
But like costar, they seem to have some sort of legalized monopoly forcing us all to use their shit program.
You need to create a reference account in OPEX and recover on that reference account
How would you model the amortization schedule using just a reference account though? I know I can do "% of Other", but I need to include interest and the 180 month amortization into the calculation
Don’t use the amortization function in Argus, run your amortization calcs in excel and paste the values into the opex section and set it to exclude from DCF (and add it to your recovery pools).
