RE jobs that are less officey and more on site
Hey everyone,
Besides property management, what type of real estate jobs have you seen that are more on-site or a mix of office and on-site, rather than all just office? I feel like after a year or so of having a strictly in-office type of real estate type I'll get burnt out. Thus, I wanna see the types of RE jobs out there that are less in-office focused. Thank you!
Construction manager, project engineer, being a sub contractor, etc
Developers also go to job sites a fair amount.
Lastly, I might say appraisers that specialize in construction.
Expeditors as well.
For permits? Does that mean a knowledge of local RE law and legal red tape is required?
Owners Rep either for a developer (in-house) or a 3rd party owners rep firm. You’ll be on-site every week, coordinating between owner, architect, engineers, and contractors. You act as a gatekeeper for the developer/owner, negotiating change orders and contracts, reviewing invoices and comparing to original scope/cost, ensuring quality, assisting with reviewing monthly draws.
Sounds interesting. There's prob a broad range, but any ballpark hours/comp you know of for this type of role?
Love my job in development for this reason. About twice a week we go walk job sites at the OACs. It’s pretty nice to get a break in the day and see the actual projects we’re working on. When I worked in acquisitions it was a lot less common to go walk properties, whereas this is more of a weekly basis.
Friend of I is a junior at an Industrial REPE shop in London.
As he's french he covers mainly french warehouses. Classic week:
Monday London Office
Tuesday Paris Office / Site visit for investors / Brokers or Lawyers Lunch
Wednesday Paris Office / Site visit for investors / Brokers or Lawyers Lunch
Thursday Paris Office / Site visit for investors / Brokers or Lawyers Lunch
Friday London WFH
It's AM presentations / Reporting + Uber driver for LPs + Inviting friends at the restaurant pretending they're brokers for expenses

Lol this dude is so lucky to be going on 3 external-facing lunches a week as a junior. Not standard at all. Pretty cool he gets to hop around like that.
More like one real lunch/external meeting and 2 fakes ahah! They get a great exposure quickly at his shop and almost no control at all on what they do from a meeting perspective nor an expense one!
Brokerage or project management at a developer
Working in Asset Management, when I worked in it, I traveled once a month to do site visits. But I’m pretty sure this is firm dependent.
REO teams travels rather often, not always the coolest places, but they do travel. Credit/underwriting teams do as well but across the board they aren't super busy right now.
Asset Managers travel, as a rule. Where we go/when we go/how often we go is dependent very much on the firm, team, etc.
