Real Estate Case Study

Hey guys,

I  am currently interviewing at relatively new multi-family development company that is growing very quickly. I would be coming on as an investment analyst working with both AM and Acquisition teams and I   have two years of experience in acquisitions out of school. I  have interviewed with two people and took an excel test (basic 5 year hold with a simple 3 partners waterfall structure) I  passed and now I  am being asked to do a zoom interview with a couple of the partners and was told I  will be doing a live case study. Does anyone have any experience doing this or insight on what type work will be asked??

I  have taken multiple excel tests and have never had a problem doing any of them. I  feel like this has to be much different than what I  already submitted.

The thing about multifamily, there's always demand for housing. Could try a ground up development and an acquisition. Capital stack, holding periods, and debt/equity info.

I always tried to figure out the valuation, cash flow, management expenses, etc. There are things like improvements, sell off, and conversions (like into a condo or another use.)

Then you can compare the property to local and national rental markets. This includes average rents, valuations, development and management costs. You can get an idea about the place when you compare it with the rest of the country and the world.

Remember, money's not just money. It's a measurement of resources, time, etc, everything that went into the project.
