Self Storage Financial Model Help

Hi All,

I am looking to develop a self storage model, and could use some help.

Scenario:

Company A (Developer) is going to building a plaza where half the rentable square footage is going to be allocated to Self Storage. Company B (Operating Company) will be formed as a brand new entity who will lease the space from the Developer. The firm has a 50% stake in the Developer, and 100% stake in the Operating Company.

I was just wondering if anyone can share some self storage models, or point me towards one that can help with this profitability analysis? Looking to get the following information:

  • How much cash would be accumulated over a 3-5 year period
  • Returns to measure if the operating company venture is feasible
  • 3-5 year projections
  • NOI
  • Debt payback time

I built my own for my company, but that's only because we have some specific scenarios I wanted to optimize for. If it weren't for those, we'd just use the A.CRE model for self-storage. That one should be more than capable for what you're looking for. Feel free to PM me or reply with any questions about how it works or how realistic assumptions are, happy to help if i can.
