should i get a Entry Level job? How to get one?
Hello Guys, I could use some advice on my current situation.
I'm 25 Years Old, Nonfinance background. one year ago I find something that I can spend the rest of my life working which is CRE. started educating myself somehow I find my way in, started sourcing small-med Deals scored some Good investors currently working with them as GP. my future Goals are to found an Investment Management firm and create Fund Model that Invests in RE and raise money from Institutions. I think to be a Polished Professional in Institutional style RE it's only possible to get a job in same and get used to that type of work Culture than working with small mom n pop Investors. am I thinking correctly?
The Second Part will be even if I want to start Looking for Internship/entry-level opportunities as an analyst every job posting has a Requirement that I must enroll in college or have a Finance backdrop. how do I break this Barrier and are there any opportunities out there for people like me?
Did you get a college degree, if so in what? What is your current work experience?
My advice would be the standard network and be open to opportunities. There are a bunch of entry points: appraisals, lending, brokerage, smaller developers or investment firms to name a few. Plenty of them will have principals listed online so reach out to them and consider joining ULI.
I have my bachelors in Hotel Management, Currently I'm self employed. I do have NYS RE Brokers License but I was exploring options to get a job in a field that shapes me for my future goals which is PE, RE investment firm.
I Completed all the Courses that ULI is offering from different Institutions do these Certifications help to get a Job?
Self employed doing what specifically? Any of the suggested jobs will get you closer to your goal. Use ULI to network, the courses are helpful in a general sense, but not for getting a job.
It sounds like you’re doing your goal on a smaller scale than your institutional goal. Why not try to grow what you have? Institution or private small capital, it’s honesty all the same. The inputs to the sausage are just slightly different.
thanks, that was encouraging. It's so hard and confusing to make a decision to get a Job or stick with working as a entrepreneur
There are plenty of GPs that grow to an institutional scale with no formal experience who started out the exact same way you have. You'll make the connections faster working for someone else, but if you believe you have the skills and ability to perform you can absolutely just keep doing what you're doing.
thanks, that was Encouraging to keep myself going on my own.
I would if you're succeeding and making good money already - even if you don't scale up to doing institutional-level deals, chances are you'll make better money by continuing to focus on your existing business. Not everyone has the chops to make it on their own.
