Small REPE Shop Salary Discussion

Hi All,

Here is some background on my situation. I spent 3 years as an analyst then eventually an associate at a reputable CRE capital markets brokerage shop that did over $4 billion in transactions a year. I took a job at as a senior analyst that reports directly to the chief investment officer at a small real estate private equity firm that focuses exclusively on seniors housing ($1 billion AUM). It is only my boss and myself on the investments team and in my role I am taking on responsibility of someone who is in the shoes of an associate / senior associate. 

I recently had my year end review and my salary increased from $95,000 to $100,000 and the bonus structure remained the same at 20%. I have 4 years of experience in commercial real estate finance but only 1 year on the private equity side. This is a small company with 20 employees but I think that the pay is too low compared to market. 

I expressed that I wanted to figure out ways to have a more incentivized bonus and higher salary. Any thoughts on what the salary and incentivized bonus structure would look like for this role and what I should be making?
