Struggling to Get an Internship

I'm currently a junior at a non target but top 10 public university and have been struggling to get an internship for this summer. I'm honestly open to anything (REPE/Development/etc.) but have not been able to get past the interview stage for anything I've applied to. I have previously interned at a very small investment firm doing acquisitions (underwriting, property sourcing, outreach, etc.) so I have experience and a familiarity of the industry. Wondering if anyone else was having a similar experience and if there was something I am doing wrong or not doing that could be holding me back.

Thank you all

Have they given you a reason why you're no longer being considered? For example, we usually bring on 2-3 interns in the asset management department and 1-2 interns in the acquisitions department but since we (like everyone right now) are really slow in deal flow we aren't bringing on any acquisitions interns and only 2 asset management interns. For us at least, it wasn't about the quality of the students but more so the need for one.

Alternatively, perhaps the interviewers think you wouldn't be a good cultural fit for the company. It might not have anything to do with how smart or qualified you are if the hiring parties don't think you'll mesh well with the team. We've certainly turned away interns who had the great GPA, interest in real estate, and previous experience simply because during the interview process we realized that either we would drive them crazy or they would drive us crazy if we had to work with them for 8+ hours a day for 3 months.

Lastly, and equally plausibly, you might've been getting beat out by someone with more connections to the firm than you. I can't tell you how many interns we've had over the years that was some VP's niece/nephew, or the CEO's child's friend, or some other bizarre connection that was less qualified than other applicants. In the grand scheme of things interns don't provide a ton of value during their stints since the first few weeks are training and then we don't really trust them to do important work. Because of this, we would rather make executives happy and have them feel important and stay because we got their candidate in rather than have the most qualified intern but an upset executive.

Keep your head up, there's still a couple months until internships start and while they are great to have, not having one won't kill your career. Don't stress yourself out too much over this and just keep trying your best. It'll all work out.

Currently a junior in undergrad as well, but the thing that helped me the most in securing an internship was building connections within the company of interest. For ex, if I’m interviewing at a firm, I like to reach out to those within those firms for a short coffee chat to hear their story in the industry.
