Summer Internship Platform

Kicking off a summer internship platform for my firm. I understand there are plenty of resources out there, but I wanted feedback from this forum.

Knowing what you know now - what would you want out of an 8 week paid internship for an owner operator on the acquisitions side? 

So far all I have is:

  • Assist in building and reviewing financial models to support investment and development decisions
  • Support market research and property-level analysis under the guidance of senior team members
  • Shadow due diligence activities
  • Help prepare presentation materials and reports for internal review, capital partners or investment committee
  • Observe valuation and underwriting processes across various retail asset types
  • Participate in team meetings with legal, finance, and third-party consultants to learn about transaction workflows
  • Track market trends and contribute to internal data mapping and research efforts
  • Gain exposure to acquisition and development strategy discussions and contribute insights where appropriate

All of that sounds great. Three things I would add are: 

  1. If possible (aka as long as all of your investments aren't in other states) be intentional about getting them on site. It will force them to connect the numbers on the screen to a real life location. Real estate is tangible and all of that. They need to understand the asset and the little things you can't tell from a T12.
  2. In my internship, we had to do a capstone presentation at the end. They gathered the firm big wigs (do not let them make excuses why they can't attend) in a room and we had to run through some slides intelligently, make a case, and then answer questions afterwards. The topic didn't really matter, but having to present to the CEO, CIO, your boss, your boss's boss, etc. is a skill the interns will 100% have to use someday. It was memorable, as well the genuine interest those higher-ups showed in whatever nervous nonsense I was talking about. It was just a Thursday for them, but it left a big imprint on little intern me.
  3. Schedule something fun. As much as it doesn't seem like it the past few years, this industry is a lot of fun. After the big presentation I mentioned above, we all went to a happy hour and then a fantastic dinner with the firm bigwigs. It was a great way to blow off some steam, pal around with the rainmakers, and from your perspective, learn which of these kids can actually handle themselves with charisma. Again, important skill long-term in this industry if you're planning on giving any full-time offers. Rent out a box for a baseball game, take everyone golfing on Friday afternoon—just anything that doesn't make their summer all drudgery.

I think CRE covered most of it, but one thing that I really appreciated when I was interning was social/happy hours with interns from other firms. Granted, this one might be a bit more difficult logistically, especially if you are in a small market, but it was great to meet people across brokerage, development, and banking and getting to make connections/practice the socializing aspect of the industry. I still talk to some of the guys I met at that happy hour today.
