Which Job Would You Choose?

Hello everyone! I'm 23 and have been working at a boutique tenant rep. brokerage for going on 2 years now. My current role is essentially a transaction coordinator/analyst hybrid and I have been recently thinking about making the switch to the principal side. A little bit of information regarding 2 potential job offers I may have:

  • Multifamily/Workforce Housing Analyst - Principal with ~ 3B AUM

  • Fund Analyst - LP (investment manager) with ~ 5B AUM

My biggest concern with the Fund Analyst position is the nature of it being one step removed from the asset level. However, since this IM takes an equity stake in the companies it partners with as an LP, I believe the added exposure to VC would be very valuable later on in my career.

My gut is that the Fund Analyst role is a lot less exciting that they're pitching you on... reviewing operators track records and business is likely a lot more mind numbing than you would expect. Experience on the LP side would set you up for a role on an operator/GPs capital raising team, but it isn't likely to help you move closer to the bricks and sticks. You can learn a lot in that role, but it will require a lot of hustle and another job change or two to move acquisitions. That's my two cents.

I agree with Chocula on the Fund Analyst role though.

On the MF/Workforce Housing front, I would also be careful. Sometimes, "workforce housing" is a really polite way to say you're buying crappy product which imo isn't something many of us are signing up for.

Last thing to keep in mind is how these roles set you up for the next role you're trying to work towards. I.E. If you want to be a developer/acquisition guy the workforce housing role sounds better.
