Sourcing sponsor/borrower deal flow - any info/tips?

Hi guys, in my role at a RE investment firm, one of my new responsibilities is to source deals, for both debt (we originate cons loans/mezz/preferred) and JV equity (we partner with sponsors): across all property types, for both development and value-add. Obviously referrals/warm connections via one's existing network is going to offer the best yield, but curious as to where others have seen the most success. Cold calling developers/operators? Attending industry conferences?

Any tips would be greatly appreciated. And if anyone works for / knows of a developer/operator that needs a capital partner, obviously would appreciate a referral via PM.

thanks for the input. my experience is that their offerings are broadly marketed (at least that's the feeling i've gotten from HFF, etc). i was thinking methods/avenues for "off market" deal flow. if my impression of equity/debt brokers is misguided, who are some good ones?

I agree with you on that. Look into the Carlton Group. I would also try to build relationships with these brokers, explain to them the kind of deals and returns you are looking for and continuously look to network.

 

I'd first start by creating a list of firms you'd want to work with based off past deals. Based off that list, I'd start pounding the pavement anyway possible (warm, lukewarm, cold, etc).
