Which offer to take for IB lateral?

Just graduated, non-target on the west coast. Interned for a year in PWM at a large firm and would like to make the move to IB in the future. Right now I have full time two offers, one is a marketing position in a mid-size investment firm and other is an analyst position in a real estate consulting firm. 

Looking for some input on which is more well-suited for a future IB role. The analyst role is focused a lot more on financial modeling for acquisitions/cash flow modeling in the real estate space.
