110 / 40 = $2,750 max

You won't qualify for anything more than 40x ($2,750) and you'll start having cash flow trouble if you spend more than that. Unfortunately in NYC this gets you very little in the way of apartments

I'd try to get 1 roommate and stay around the $2,500 mark each - this will go far enough to get you a nice place

Yeah this is the way. I had 3 roommates in the EV in a true 4BR and it was one of the best times of my life. Massive living room. Massive parties. Rooftop access.

Why do you guys keep saying you won't qualify? All landlords accept my full cash comp incl bonus. I just had the firm draft a letter saying I made such amount in last twelve months. Then I gave ytd pay stub and last year's w2 and that's it.

not sure why you guys are out here advocating the comp split and discretionary nature of bonus. I was approved for 5-6 apts so it's not some one off. Only one person asked because they were confused the ytd comp was so high (bonus paid in Jan). I said it's deferred comp. He said ok.

granted this doesn't apply to OP given he's a first year.

yeah the whole issue here is he's a first year... obviously if you have 2ish years of W4s showing you regularly make a bonus, that's accepted. OP can't exactly give his signed contract with no bonus number, and then say "But this WSO thread here said the A1 bonus was $50k last year so include that in my comp please"

also just not really a great practice in general to have rent significantly more than the 40x base rule, even if you make a ton of money on bonus. As a lot of people have painfully learned in the last year or so, high bonuses are not guaranteed

That's literally what I said. Also uncertainty doesn't mean 0
