Career Advice - Real Estate Private Equity/ Private Credit

Hi everyone, I am reaching out for some advice because I'm in a little bit of a unique situation. I currently working as a Capital Markets Analyst at a growing RE private lender (started a month ago). Work is slow and pay is below avg for NYC.

I have also been doing some modeling work for a REPE team with an extremely lean team (sub 10). An MD, CIO, and a bunch of Analysts. I enjoy the work and they promised a ft by the end of the year. Not sure what they would pay but assuming it would be better or equal to my current salary. 

My eventual goal is to lateral into a big REPE or RE Credit fund and I'm not sure if I should stick with my current role which is secure or take a leap of faith into this new fund which could potentially fail. What risks should I consider?

PS: I am international and both firms are willing to sponsor me.
