Looking for some articles on non-profit opportunistic real estate private equity (if it exists... example inside)

If you take a look at Derwin Sisnett's Gestalt Project that's probably the closest example I can give.

Is this common? I am looking for any articles you recommend about non-profit real estate development, with an interest in opportunistic investments in distressed assets, as well as an interest in situations where the investor undertakes a development project on the asset itself.

I'm only so-so knowledgeable about RE PE so any clarifications on phrasing, questions I'm asking, etc. are all appreciated.
