Underwriting using dodgy financials

I'm very new here, and understand one of the challenges of underwriting is the state of the financial info you're given to work from. Would love to hear if anyone has examples of this, what kind of traps you had to avoid?! I imagine it ranges from brazen misreporting to incompetence...
