What is the basis/factors for their flailing? How regional and product specific is it (single travel vs group travel, 3 star vs 5 star product, etc)?

Supposedly the data used for those stats were cherry picked using a questionable data source. Have heard that the guy who originally posted the 40%+ drop in RevPAL is a doom & gloom type. I don't have Twitter so wasn't aware of this guy til this "story" started making the rounds in the media/Reddit. 

Jamie Lane (an economist who focuses on STR market) posted the below showing it's way less substantial of a decline using AirDNA data (reputable data source for STR pricing/occupancy). Maybe there's a conflict of interest here as Lane works for AirDNA?
