Can mean a couple of things but mostly likely it’s either because it’s lower than the inputted target KPI or they’ve manually entered the number as text in a number cell. Most of the time though it can be ignored, just export to excel and work backwards. Only time I see red rents is when gross rent of a tenant is entered manually and doesn’t align with what argus predicts using the market value rent. Ie some rent incentive has been added by hand at the end of calculation instead of using argus properly to model it

 

Vacate means the space becomes empty after lease expiration and is rolled to the MLA’s you input for vacant space. If you put in 12 months downtime, the space will be vacant for 12 months and will be leased at the MLA rent you input starting in month 13.

Reabsorb means the space is never revenue producing again after the expiration of the current lease. You would have to create a new line and input the SF with a start date in the future if you want this space to ever be available again in your model.
