I was asked for compensation expectations for an associate level position in acquisitions/development at a small, successful developer in a major metro.
Not sure what’s reasonable, I’m an analyst at a large developer.
Do you guys only focus on base, or base+bonus when going through this? I’d probably be looking for $90,000-100,000 base + bonus. No data on the firm online and I wouldn’t leave my current role for less than $90,000 base. I’m at $90,000 all in now.
I know associates at REPE shops in my area are about $80-90 base plus 50-60% bonus for ~$150k all in.

Base seems fine. Bonus seems high, but you never know. If you can back it up, ask for it.
And finally, I’ll be leaving my bonus behind if I were to take the offer, is it reasonable to ask them to pay as a signing bonus about $10k.
I think I’m going to start at $100k base and ask for 35% bonus plus $10k buyout.
But is it appropriate to toss the question back at them “what do you typically pay?”
There’s also a request for references, I’m not comfortable asking the folks at my current firm... for obvious reasons.... unless you suggest I do?

A signing bonus is appropriate, but I'm not sure what $ value is appropriate in your market.
Saying you expect to be paid at "market rate" is better than asking what they typically pay.
Inform them of your reference situation and ask for advice. They may be cool with professors, mentors, or vendors you've worked with.
I would shoot for $90-95k base with 20-30% year-end bonus. Also, if you can't get there on base plus year-end bonus you could try for a per deal bonus paid at close.
Also this highly depends on metro. New York/LA/DC/Boston has a far higher COL than Atlanta/Dallas/Houston.
In NYC you should be going after a base in that range and bonus 75%-100% of base.
