Career Paths and understanding the Finance Side of RE

Hi all, I used to lurk her before college. Not really after that, I didn't really put a lot of effort into networking or building the right skills throughout school, at least not to do anything people on this site are doing.

I'm trying to better understand the wall street side of commercial real estate. I work as a PM mainly with multifamily but also some commercial (office + retail) operations. Before that I was at Fidelity (call center) and stayed just long enough to get my S7 and S63. I'm also taking the MA RE Salesperson exam on Monday so I'll be certified up.

A couple career path ideas with any feedback helpful: get a decent LSAT score and try to get full tuition to New England Law part time and then do land use or tenant/landlord law, work in PM and then try to transition to asset management, or go into multifamily/investment sales/brokerage and eventually run my own properties.

I'm also curious to hear about Private Placements and REPE. Especially interested in LP unit sales, since I know I can do that with a series 7, I just can't find jobs for it. So I'm curious if that's even a thing and if so how it works or where you find jobs for that. I've seen sites like Palico and LPShares but Palico only has like 2 RRs, so I'm confused how it actually works. How is equity financing typically raised for mixed use or multifamily projects. It seems like debt financing is MUCH more common. Apologies if I could have answered this with a google search, interested in hearing any thoughts though. Thanks.
