Depends on what kind of deals you are working on as to what you find important and the level of tracking you do.

In my life co days, it was dscr, occupancy, covenant tracking. One company was mostly excel (they were in the process of building a custom data warehouse) and the other had a custom system that was built 7-8 years before I joined.In my fund life, because we are working on transitional deals, it is more about business plan milestone tracking, DY, draw tracking, and covenant monitoring. We started in excel, but recently built a custom data warehouse.

A lot of REITs/funds use a 1-5 rating system to classify loans. Typically 1-3 is performing and 4-5 is non-performing/reo
