Debt & Structured finance to REPE

I'm starting a job at a boutique debt brokerage in New York next week. I want to lateral to the principle side at some point. When does this recruiting process start? How hard is it to go from DSF/capital markets to the principal side? Any info would help.

Transitioning from Debt & Structured Finance (DSF) to the principal side, such as Real Estate Private Equity (REPE), is a well-trodden path but requires strategic planning. Here's what you need to know:

  1. Recruiting Timeline:
Recruiting for REPE roles typically doesn't follow a structured timeline. Most firms hire on an as-needed basis, meaning roles are often immediate start. It's crucial to keep an eye on job postings and maintain a strong network to hear about opportunities early.

  2. Ease of Transition:
Moving from DSF to the principal side is achievable, especially if you gain significant deal experience. As noted in previous WSO threads, professionals with strong deal experience in DSF are highly valued. Your ability to model complex capital structures and understand financing intricacies will make you an attractive candidate. However, the transition may depend on:

    • The strength and reputation of your current team.
    • Your ability to demonstrate transferable skills, such as underwriting, deal structuring, and financial modeling.
  3. Key Steps to Prepare:

    • Leverage Your Network: Build relationships with your broker superiors and industry contacts. They can often help place you or provide referrals when you're ready to transition.
    • Develop Principal-Side Skills: While in DSF, focus on mastering underwriting, understanding equity investments, and analyzing deals from a principal's perspective.
    • Target the Right Firms: Smaller REPE shops or firms with a focus on debt investments may be more open to candidates with a DSF background.
  4. Challenges:

    • Some REPE firms may prefer candidates with acquisitions or investment banking experience. To overcome this, emphasize your deal experience and ability to think like a principal.
    • Timing can be unpredictable, so patience and persistence are key.

In summary, transitioning from DSF to REPE is a realistic goal, especially if you position yourself as a candidate with strong deal experience and a principal-oriented mindset. Start networking early, build your skill set, and stay proactive in monitoring opportunities.
