Good ways to make money as a new broker

So I'm about to graduate soon and will be joining a boutique IS firm in NYC. Since it's a new city for me and I don't have any family there and I'm not getting a salary, what are some good ways to make a bit of extra cash in my first year? I am getting a draw (like 20k lol) but clearly not enough to live off in a place like NYC. I was thinking about getting one of those WFH customer service gigs that I can do at night and on weekends. Had one in college and it was a pretty flexible way to make some cash. Any other ideas?

Obviously need a way to pay your bills but also focus on making a quick paycheck via IS. On market listings are typically low hanging fruit. Idc what anyone says, making the most calls is the fastest way to success.

 

Yeah I agree and that's a lot of other brokers have told me as well. Luckily, the firm I'm joining has a good culture and is supportive of new brokers. My main focus will be getting that first paycheck in IS but still need a way to pay the bills.

Bartend Saturday nights. And just make more calls. Hustle more. Call more. If you think you’re done calling for the day, make 5 more. After a full work week, that’s 25 more calls and an extra 100 calls per month, 1200 per year. Little things add up. If you plan to make 50 calls per day, an extra 5 calls per day is effectively another half day of work. Just call a little more. 

 

I've seen a lot of younger broker guys teaming up with senior investment sales brokers on deals. The young guys do all the manual work like underwriting, creating the CIM, dataroom, etc. The older guys have the relationship and would get most of the split from the deal.
