How to break in - Career Transition

Hi All,

Lazy post incoming:

Used to lurk/post here all the time back in college and a few years after graduating. Went into tech sales and have done ok the past 6 yrs, but have been hit with 2 layoffs in the past 2 years. I've been out of a job for a while now, a long while. Not sure if I want to sit on zoom calls for the rest of my life though selling mostly useless software

Real estate's always been in the back of my mind and was actually my desired career, but it never happened. I'm thinking of giving it another shot. Asset management seems cool, development (duh), and even property management. I don't think intense financial modeling is for me (acquisitions?).

Do I need to get my MRED? Can I try to get in as a property manager and move to asset management?

Based on the most helpful WSO content, here are some insights for your career transition into real estate:

  1. MRED Consideration:

    • An MRED (Master of Real Estate Development) can be beneficial, especially if you are looking to pivot into real estate development or asset management. It provides a structured learning environment and valuable networking opportunities.
    • However, it's not always necessary. Your prior experience and willingness to network can also play a significant role in breaking into the industry.
  2. Starting as a Property Manager:

    • Starting as a property manager is a viable entry point. It allows you to gain hands-on experience in real estate operations and management.
    • From property management, you can transition to asset management. Many professionals have successfully made this move by leveraging their operational knowledge and demonstrating their ability to manage and optimize real estate assets.
  3. Networking:

    • Networking is crucial in the real estate industry. Engage with professionals through industry events, online forums, and local real estate groups.
    • Consider reaching out to smaller players in your target location, as they might offer more accessible entry points and opportunities for growth.
  4. Alternative Learning Paths:

    • If you are not keen on pursuing an MRED, consider online courses or certifications related to real estate. Programs like the A. CRE Accelerator can help you develop relevant skills and enhance your resume.
  5. Career Goals and Preferences:

    • Reflect on your career goals and preferences. If intense financial modeling is not appealing, focus on roles that align with your strengths and interests, such as property management or asset management.

In summary, while an MRED can be advantageous, it's not the only path to a successful career in real estate. Starting as a property manager and leveraging networking opportunities can also lead to a fulfilling career in asset management or development.
