Need some career advice

I joined capital markets not too long. Think of a middle market capital markets firm in CRE. I’m at the point in life where I need to do decide if I want to continue on the sell side and maybe start getting into real estate finance and move through the analyst roles or become a broker. How hard is it to really make it when you’re a broker? I’m from Canada btw and the 66% tax was just introduced on capital gains so the market has been pretty slow. Any killer brokers out there in real estate that can give advice on their career.

Based on the most helpful WSO content, here are some insights on making it as a commercial real estate broker:

Key Factors for Success as a Commercial Real Estate Broker:

  1. Personality Fit:

    • Successful brokers are personable and driven to a fault.
    • You need to be 'that guy or gal' who can handle the highs and lows of the industry.
    • Being an entrepreneur at heart is crucial; if you can't be an entrepreneur, you might struggle in this field.
  2. Managing Finances:

    • Can you manage a lifestyle on commission, knowing if you don't close a deal, you don't eat?
    • Can you deposit a six-figure check and not blow it all because you might not be getting paid for the next eight months?
  3. Networking and Relationships:

    • Your time in brokerage is indispensable because of the connections you will make.
    • Brokerage is your opportunity to get to know the players on a personal level, which is invaluable for your career.
  4. Specialization and Market Knowledge:

    • Certain people and personality types gravitate to certain specializations (e.g., industrial brokers, office brokers).
    • Understanding the market and being able to identify good real estate is essential.
  5. Company and Team Fit:

    • Fit determines everything in commercial real estate brokerage. You have to fit the industry, your company, your team, the lifestyle, and your specialization.

Additional Considerations:

  • Market Conditions: The introduction of a 66% tax on capital gains in Canada might slow the market, which could impact your decision.
  • Career Path: If you want to work for a major firm like Blackstone or KKR, consider an Ivy League MBA or a successful track record at a major firm like CBRE.

Advice from Experienced Professionals:

  • Ricky Rosay: Brokerage is a good place to start if you are on a team with good deal flow and training. It helps you learn about presentation, selling, putting a deal together, and understanding market players.
  • bssby88: Think of real estate as more of your permanent business than a career. The connections you make in brokerage are invaluable.
