REPE Preparation

As a sophomore in college what can I do to prepare myself to get an internship at a top REPE shop. I am at a top RE school and had an internship freshman summer. Any tips or advice on what to do/not do would be appreciated. Thank you

To prepare for an internship at a top Real Estate Private Equity (REPE) shop as a sophomore, here’s what you can focus on based on the most helpful WSO content:

1. Build Technical Skills

  • Real Estate Financial Modeling: Learn RE-specific modeling, such as Argus, Excel-based cash flow modeling, and LBO modeling. Consider taking courses like the RE Master Program (12 courses, 50+ hours) offered by WSO to master these skills.
  • Valuation Techniques: Understand how to value real estate assets using methods like DCF, comps, and cap rates.
  • Private Equity Concepts: Familiarize yourself with the PE deal process, term sheets, and investment strategies.

2. Gain Relevant Experience

  • Internships: Continue securing internships in real estate-related fields. For example:
    • A boutique real estate investment or development firm.
    • A real estate-focused group at a bank or REIT.
  • Diversify Your Experience: If possible, gain exposure to acquisitions, asset management, or real estate financing roles.

3. Network Strategically

  • Leverage Alumni: Reach out to alumni from your school who are in REPE or related fields. Networking is critical, as many top REPE shops don’t recruit directly from schools.
  • Informational Interviews: Prepare thoughtful questions about their career paths, the industry, and advice for breaking in.
  • Stay Active: Attend real estate networking events, conferences, or join collegiate real estate organizations.

4. Focus on Academics

  • GPA Matters: Maintain a strong GPA, as it’s often a filter for top firms.
  • Relevant Coursework: Take classes in real estate finance, urban economics, or investment analysis.

5. Prepare for Interviews

  • Behavioral Questions: Be ready to explain why you’re interested in REPE, your past experiences, and how they align with the role.
  • Technical Questions: Practice pitching investment ideas, analyzing deals, and answering questions about real estate markets and strategies.
  • Mock Interviews: Use resources like WSO’s mock interview services to refine your skills.

6. Hustle and Stay Persistent

  • Work Ethic: As highlighted in WSO threads, always be hustling. Take on part-time roles or projects during the school year to build your resume.
  • Cold Applications: Don’t hesitate to apply directly to firms, even if they don’t recruit at your school.

By focusing on these areas, you’ll position yourself as a strong candidate for top REPE internships. Good luck!
