Return Offer

I have an internship this upcoming summer at a NNN reit. My role is investment/underwriting. I have a very basic understanding of real estate. What books or videos should I be reading/watching? How do I get caught up to speed? What should I be doing now to guarantee a return offer?

To prepare for your internship and maximize your chances of securing a return offer, here’s what you should focus on:

1. Building Real Estate Knowledge

  • Books to Read: While specific book recommendations aren't directly mentioned in the WSO dataset, you should focus on foundational real estate finance and investment books. Look for resources that cover underwriting, real estate valuation, and investment strategies.
  • Videos and Online Resources: Explore online platforms like YouTube for tutorials on real estate financial modeling and underwriting basics. Additionally, consider WSO's financial modeling resources and bootcamps, which are tailored for real estate and private equity roles.

2. Developing Hard Skills

  • Excel and Financial Modeling: Strengthen your Excel skills, as they are critical for underwriting and investment analysis. Practice building financial models specific to real estate, such as discounted cash flow (DCF) models and cap rate calculations.
  • Market Analysis: Learn how to analyze supply and demand dynamics in real estate markets. This is often a key part of underwriting and investment decisions.

3. Networking and Relationship Building

  • Engage with Your Team: Based on WSO threads, forming strong relationships with your immediate team is crucial. They will have the most influence on your return offer. Be proactive in seeking feedback and showing interest in their work.
  • Networking Opportunities: If your internship offers networking events, participate actively. If not, take the initiative to schedule coffee chats or informal meetings with full-time employees.

4. Pre-Internship Preparation

  • Practice Common Questions: Prepare for questions like "Why real estate?" or "What is your understanding of underwriting?" Practice explaining your strengths, weaknesses, and past experiences in a concise and confident manner.
  • Understand the Firm's Strategy: Research your REIT’s investment strategy and recent deals. This will help you align your work with their goals and demonstrate your interest in their operations.

5. During the Internship

  • Be Proactive and Reliable: Show initiative by volunteering for tasks and delivering high-quality work. Avoid being overconfident; instead, focus on being dependable and respectful to everyone in the organization.
  • Seek Feedback: Regularly ask for feedback to improve and show that you are committed to learning and growing.

By combining technical preparation, relationship-building, and a proactive attitude, you’ll position yourself well for a return offer.
