Sunbelt Markets

Last two years have shown me that people are far more mobile and transient than I ever thought, with huge swaths of people moving to the Sun Belt states.  I’m curious to hear if anybody thinks that trend reverses in the next 10 years, especially if there is an eventual call back to office.

I think so, 

But something to consider. A couple companies I interviewed at and my current company have all done 3 days in the office, however you can work in a different office than the actual team. Very interesting. Now the big guys in NYC the trading desks I deal with are pretty much are 4 days a week. The senior trader though can kind of dictate what they do themselves. No one will care if they work from their house in upstate or the outer banks.

I think people by and large are motivated by quality of life and economic opportunity. Places that can offer both will grow, places that can't will not. It sounds simple, but it explains 95% of population growth - and much more so than the very specific reasons that shitty articles will give (taxes, weather, red/blue state, etc.). I live in the Midwest. The weather from Jan-late March is not good. But I make a good living, the schools are great, cost of living is pretty good, etc. But I can also see that there's a lot of places in the Midwest that fail on both fronts, especially for black Americans.
