Texas REPE Job offer

Needs a bit job advises here.
I have 4+ years of experiences, joined a ~300M AUM REPE out of business school, worked there for 3 years (from acquisition analyst to director), but was underpaid the whole time. so jumped to a ~5B AUM REPE last year as an analyst with TC 100k-120k. Now a local small REPE (~500M AUM) has offered me director position with 120k base + bonus of 25k/transaction.
Should I take it?

I am hesitant because I don't know if I should chase the money now, or wait for a better opportunity with a bigger firm. However, from the other posts on WSO, it looks like even the big firms are now paying very high, except NY.

The guy has 4 years of experience, doesn’t speak great English, and his current title is “analyst”. This is probably a an ok job offer given the current environment. “director” at this firm likely means “associate”.
true story - Lone Star Funds, one of the largest REPE funds out there, pays less than this for analysts. Analysts who often times have 2-3 years of experience before joining. This isn’t a slap in the face. It’s not amazing comp, but it’s not a slap in the face.
Where is this shop getting their capital from? How many deals did they do in 20,21,22? Have you reached out to brokers in markets they cover? What was their feedback? I agree $120k is more align with associate pay in DFW/Houston/Austin for base with director more $145-185 range.
