What’s after CRE?

Currently a senior associate at a GP/LP hybrid firm working on acquisition/development and thinking of pivoting out of traditional real estate to touch on broader asset classes (i.e. investing in not only CRE but also infra /climate tech etc at a fund with broader mandate). Has anyone taken this path before? Do I need a MBA to make this transition? Honestly don’t care about ROI that much I just need to learn more given acquisitions are dead anyways.

Would your firm take someone who worked in corporate PE and doesn’t know what “in-place NOI” means or the difference between Net Effective Rents and Gross rents? Prob not. A guy from corporate PE would be smart, but he wouldn’t know basic stuff like what a GMP is or how fast multifamily apartments typically lease up.

Same could be said for you going to Infra or clean tech. If you’re like 2 years out of school, you could pull it off but you’d basically he starting from scratch. MBA seems possible but also not super likely. In a weak job market, you’ll be pushed back towards RE roles. I think a good option would be Infra IB and then pivoting to infra PE. IB always needs bodies because the job sucks 

 

What are your thoughts on moving from a P3 developer to a more traditional development role?
I’m actually in the opposite position as OP. Currently working for a infra developer looking to switch into a traditional role. How difficult do you think that would be?

 

After I took a step back from posting as much as I used to, redever stepped up and was a huge source of information. 

In all seriousness though, what you're doing is niche enough to not have a "road map." Start talking to firms that do what you want to do and see what they look for in candidates. Maybe certain firms require a MBA. Maybe others don't. You have to get down into the details to find out.

What about the opposite move? Moving from a P3 developer to more traditional development.

 

Yes. Just a matter of you acquiring the knowledge to be competent and finding the right hiring manager that sees the parallels in what you do and what they do.
