Asset Manager Modeling Test
Hi team,
Currently looking for a transfer in RE (Working in DCM with a previous Off-Cycle at a big RE AM). I'm currently enrolled in a few process and I've been contacted for a modeling test next week but for an Asset Manager position... Do you know what can I expect? (They want me to come so it won't be a huge take-home model). (I'm also enrolled in some RE courses to sharpen my modeling skills!)

Senior Analyst/Associate to join Asset Management team
Primary responsibility will be the proactive management and monitoring of investments to ensure that the loans perform within the boundaries set out during underwriting and potential or actual defaults are identified and actioned at an early stage to proect the fund's assets.
Three main areas of focus for the role will be Surveillance (monitoring and risk review), Servicing (reporting, IPD collections), and Loan Amendments (waivers, modification, etc), as required. The individual will work closely with DRC investment team, third party servicer and advisors (counsel, technical advisor, valuer).
Fund is DRC Capital, an independent investment adviser focusing on the commercial real estate debt sector in Europe.

This sounds like loan servicing, why would they give you a test for that?
Thanks for your answer, I did not get any information, it's kind of weird as my single contact since the application is the AM principal. We set up a first call on next Monday and yesterday night he sent "Instead of the call would you be able to come in our office for the interview and a modeling test"
I said no as I'll be working on Monday and just have 30min-1h for the first call as planned. He said ok let's do the call first.
Maybe I can ask him the type of modeling test I'm going to face? Don't want to sound afraid in front of him ahah
Agreed, sounds like loan servicing. They'll probably want to see if you understand fundamental concepts and formulas like XIRR, IRR, NPV, Loan Amort Schedule etc. Can't seem to think if you would need to model anything too complex.
I'm gonna have a look at it thanks. I'm currently looking for a transfer in RE, goal is REPE acquisition team but my profile is far from being perfect... Do you think that such a position could be a great way to land an acquisition job in 1-2y? Maybe as an Associate.
I actually worked in a similar role to this OP two years back. You won't land on an acquisition team most likely for your next role, but the next role you get should set you up nicely for REPE, if you play your cards right. If you could leverage this position into something transactional, you'd have a decent profile for REPE in 2-4 years.
Anything is possible in RE. But given how competitive it is getting nowadays and how stellar some of the young resumes we see, I'd say unlikely for your case. For that Associate role you want, you're going up against kids with 2-5 years analyst experience on principal side in RE or with big brokerage shops, kids with IB experience or even people who just got their MSRE/Ds or MBAs degrees. Tough pool to compete against with the experience you mentioned...

Understood, the thing is I'm based in London and not targeting big names, I had a few calls with HH for REPE and I'm waiting for a potential interview at a very nice name in industrial REPE.

What would be the best way to land an acquisition role? Wait and target small fund? Step-in RE like the offer I posted and try to move? I'm not in a rush I mean I can accept junior position if it's acquisitions...
