Charlotte Roommate Wanted to Split Penthouse

I accepted a 1st year analyst position starting on June 2011 in Charlotte and just came across a SICK bachelor pad. It's a 2 bedroom, 2 bathroom that is right next to the Bank of America building and is a 10 minute walk to Wells Fargo. It's 2 stories on the top floor of a skyscraper, has floor to to ceiling windows, and a huge balcony.

The penthouse will be 1700 each, but I've been able to negotiate prices pretty well in the past. Given its length on the market and other real estate statistics, I believe I can talk the price down to about 1500/1600 each.

My group hardly ever works weekends so I'll have time enjoy the condo. I've always been a huge believer in the work hard, play hard philosophy. I double majored, graduated summa cum laude in a quantitative subject but I am always down to go out. This place is seriously perfect for throwing parties and having people over.

I'm not necessarily looking for a first year analyst. Also, perhaps S&T folk will be more open to the idea. I posted this in the ibanking forum because that's where all the other roommate threads are.

Sounds like an Avenue building penthouse? Have a friend that owns one and we partied there several times back when I lived in Charlotte - expensive, but extremely baller. Sweet location, sweet building, great pad. Live it up dude, Charlotte's a fun town. To the other monkeys - if you can afford it (you probably can, Charlotte is cheap, especially when you're making an NYC salary), the Avenue/Trademark buildings are great places to live in downtown.

I'll be making exactly the same as my NYC counterparts (bonus included). Even though the place is expensive for Charlotte it is around what some of my friends pay in NY. Plus, we'll be paying less in taxes and entertainment in NC.

So who wants to live it up?

 

I should say though, even if you can afford it and even if that's a moderate rent in NYC, $3500/month is a shitload of money in Charlotte. You could take that 7 minutes outside downtown and have a 5 bedroom mansion with a pool, hot tub, and 3 car garage. Keep that in mind...

Hmm. Good point! I was originally mostly focused on the convenience factor of being so close to work. Plus the view.

I hear Prauge is the the shit. Definitely guna spend some time there this summer before I start. I'll have to talk to my Czech Republic friend to see if he knows anyone living there still.

I lived in Prague for a couple months, right near the St. Charles bridge...its an AMAZING place to be...Feel free to PM me with any questions. Ordinarily, I would have PM'd you but I'm sure someone as famous as yourself gets far too many to sift through

...actually very few PMs (maybe 1/day)... definitely will be asking you a bunch of questions before I make the leap...won't be for another 7-9 months so no rush. Is living near the St. Charles bridge a good location for restaurants & nightlife?

 

It's great living in New York, but every time I look at living expenses and how they stack up around the country, I get a headache. What gets you a box in the middle of a building here would get you a divine spread anywhere else.

Prague's a beautiful, historic city from what I hear. I had a friend that lived in Amsterdam for 6 years that would go down there to party and buy some Absinthe, he loved it.

derivs...what captk said. for 3500/month you can rent a 6 bedroom mansion in charlotte a few minutes away from downtown. screw the view....there is no view in charlotte unless you want to stare at the bofa building for hours. 3500/month mansion = more roommates = bigger parties you could possibly be paying around 900/month each with 4 roomates in a badass crib, with two extra rooms for play time.

Sure... Southend is really popular, lots of new condo developments along the light rail line. Good restaurants and quite a few bars... this place is hopping during Panthers weekends. Dilworth is really popular too - original streetcar suburb, just a few minutes south of downtown. lots of bungalows but also some pretty nice new constructions - some condos, walkable streets with lots of restaurants and a few bars. Myers Park/Eastover is just to the east and south of Dilworth and is the most exclusive addresses in the city, where your MDs are probably living. Talking 2-4 million dollar houses at the very least... still very much "Old Charlotte"

the McMansions people are describing start at the Southpark/Foxcroft area and include Carmel, Quail Hollow, Ballantyne, Piper Glen... all of these are 20-40 minutes drive in traffic to uptown.. so these aren't close enough. I DO NOT recommend living out here even if you can get a 6,000 sq foot mansion. I grew up out here and it is all suburban, families, and everything closes at 10pm... basically everything people associate with new charlotte.

AVOID anything west of Downtown unless you want to get shot. NODA is experiencing gentrification but I'd still avoid it even though its dirt cheap. (that's Northeast). East of downtown is very international - Central avenue is like little Mexico - great food but not a good place to live. Basically, with the exception of South, everything is bad for about 5-6 miles and then you hit suburbs.

Stick to south of Downtown if you're going to live outside the 277 loop - although coming out of college and starting in CLT you're going to want to be close to all the action so I recommend Uptown, Southend, or Dilworth.

Second almost everything commordorebank said. As a young professional working in the city, live in uptown (note: this is the same as "downtown" in Charlotte), Southend, or Dilworth.

They've also just put up some really nice new apartments on Selwyn Ave, which are close enough to the city, but also really accessible to their own bar scene on Montford (1 min drive or walk), and have Selwyn Pub across the street. This is a pretty hot area for young people in their 20s.

The Southpark and Foxcroft areas are definitely not McMansion-ville, they're newer, but much more on par with Myers Park - large homes, big yards, etc. Not a ton in the way of nightlife though, and probably a 15 drive into uptown.

Agree that you should avoid Carmel, Ballantyne, StoneCrest, and all those other areas that are a little further out (20+ minutes). You can get ridiculous houses for great prices, but it's just too far away.

I'm almost positive that I've partied in the condo that you're looking at. As far as I know, there are only four penthouses in the Avenue and only one for lease. It's one hell of a condo, and almost certainly the best one in the city. You can't go wrong living there; I wish i had. The place is huge, has a badass view, and a huge patio. If you're single, you'll pull all kinds of ass.

I would recommend you also look at the Catalyst. You can get a badass 2 bedroom on the top (27th) floor for ~$1,700. There are no "penthouse" units there but it's certainly a nice place. It's also 50-60% BofAML and WF analysts.
