Where the hell can you afford to live as a 1st year?

I'm about a month out from starting as a 1st year analyst and have had an incredibly hard time finding a place to live. My roommate and I are looking for a 2 bedroom or big 1 bedroom flex around $3k a month and it seems impossible unless we live in Harlem, a tiny 1 bedroom in the financial district or in the lower east side, 25 minutes from the nearest subway stop.

I always hear about young professionals living in Murray Hill and Kips Bay and I can't even find a 1 bedroom around there for less than $3,500. I feel like I must be missing something. I feel like there are a hell of a lot of people making worse money than me in better living situations.

After taxes, $1,500 a month is ~45% of my take home which seems crazy high to me to begin with. With living expenses, utilities, 401k, healthcare and loan payments, I really can't spend any more on rent. I've even tried looking in Brooklyn and it isn't any cheaper. Where the hell are all these 1st years living?

 

Add another roommate and your options should improve slightly. I think the average 1st year back in my class when i was in banking crammed 3 people into an apartment. Get a 2 bedroom and stick someone in the living room.

Also, get a better broker because there are definitely 1 bedrooms in murray hill for way less than 3500.

 

follow these steps carefully:

  1. go to streeteasy.com,
  2. set up the rental filters for under 3000 or even under 2500 if you want. KEEP THE FEE BROKERS IN THERE. a lot of the only take 1 month fee anyway since they are the only agent involved. this is a little over 7.5%, far below the 15% standard.
  3. pick all the neighborhoods you would consider (prob. UES, murray hill, kips bay, turtle bay, east village)
  4. make a spreadsheet of all the ones you like. include relevant info from the listing.
  5. call every single one and schedule viewings. (ASAP cause the gems are gone in under a day)
  6. pay up and sign the dotted line

if you want financial district, you can find solid ass studios that are easily flexible into a 2 BR with a little leftover space for a living area. there are a shit ton of these places that are exactly $3000. these are all in high-rise buildings with tremendous amenities. you can just walk into the building's leasing offices and grab them with no brokers.

btw, for anyone actually interested in the financial district, i found those studios that can flex to 2br in the following buildings:

95 Wall (free breakfast, new basketball court, in-house dry cleaner that tailors) 71 Broadway (4/5 is literally in the building) 45 Wall 90 Washington 100 John tons more, just walk around
