Stepping stone for breaking into an investment analyst role: appraisal team vs operations team?
Hello all, I am currently working for an operations (back office) team at a pension and endowment fund. I am looking to break into the front office at any asset manager/asset allocator and I was recently presented the opportunity to interview for a commercial real estate firm for the valuations/appraisals team. In alignment with my current goals of wanting to move into asset management eventually, does it make sense to try to move into the commercial real estate side to learn applicable skills? Thank you.
Based on the most helpful WSO content, moving into a valuations/appraisals team can be a strong stepping stone for transitioning into an investment analyst or asset management role. Here's why:
Skill Development: Appraisal roles provide a solid foundation in real estate valuations, financial modeling, and understanding property fundamentals. These skills are highly transferable to asset management and investment analysis.
Industry Exposure: Working in appraisals exposes you to various property types, market trends, and transaction processes, which can be valuable when transitioning to asset management.
Career Transitions: Many professionals have successfully transitioned from appraisal roles to acquisitions or asset management. For example, one WSO user shared their experience of moving from a regional appraiser role to private equity real estate acquisitions after gaining valuation experience.
Networking Opportunities: Appraisal roles often involve interactions with brokers, investors, and other industry professionals, which can help you build a network for future opportunities.
In contrast, operations roles in a back-office setting may not provide the same level of exposure to front-office skills or networking opportunities. If your goal is to move into asset management, the appraisal role aligns more closely with the skills and experience required for such a transition.
However, keep in mind that the quality of the appraisal firm and the scope of the role matter. A reputable firm with diverse property exposure will offer better learning opportunities. If you decide to pursue the appraisal role, focus on leveraging the experience to build a strong foundation and position yourself for a lateral move into asset management or acquisitions.
