Advice on moving to a different city during WFH

Hey monkeys, I'm looking for some general advice in regards to moving to a different city while working from home.

For background, I've lived in the same house for my entire life (went to college locally and basically split my time between the university and my house). I'm a first year analyst at a BB in NYC (BAML / JPM / MS), and started WFH while still living with my parents. One of the main reasons I pursued IB was because I graduated with $50k in student debt and knew this would be an easy way to pay off those loans. Luckily, working from home has enabled me to basically pay down all of that already, so I'm not longer financially constrained and exploring opportunities to live elsewhere. My parents are pretty suffocating and watching them enjoy a typical lifestyle while being locked up in my room day and night is really starting to take a toll on my mental health.

Even though my group is based out of NYC, I've been looking at apartments in California, Colorado and Arizona as I've always wanted to live over there and think this might be the perfect opportunity to take a leap of faith. That being said, I'm also not really sure if / when we will need to go back into the office, so getting a 12-month lease in a completely different state could be risky. Time zones aren't an issue for me as I'm already 2 hours behind so I've gotten used to starting my day at 6am (unfortunately). I also have a car, so there wouldn't be any issues with mobility.

I have a few different options from my POV and could really use some third-party advice on what's practical and what's not.

  • Should I pursue the move now that I can afford it?
  • Should I continue living with my parents until there's more clarity on when we will return to the office?

Appreciate any and all insight here. I would also welcome any personal stories from people that have done something similar, or at least thought about it before. Thanks!
