THE OFFICIAL FAIRFIELD COUNTY TIERLIST

On metro north right now so i figured I'd kick this off

S-Tier

"My kids go to Brunswick / St. Luke’s / Greens Farms. I walk to the train and play Tamarack or Wee Burn."

Belle Haven (Greenwich)

  • Old money fortress — yachts, hedge fund royalty.
  • Houses that have been in the family longer than the NYSE.
  • You don’t live in Greenwich. You live in Belle Haven.

Tokeneke / Delafield Island / Pear Tree Point (Darien)

  • Darien’s coastal elite — you made it.
  • Close enough to the water for the boat, close enough to the station to hit Midtown in 50.
  • Member at Wee Burn or Tokeneke Club.
  • Where Bridgewater alums go once they “exit” and launch something.

Riverside (Greenwich)

  • Younger money than OG Greenwich, but still white-collar elite.
  • Moms in Moncler, dads at Tudor or Point72.
  • Popular with PMs and EM bond guys who didn’t want to be that guy in Westchester.

A-Tier

"Could’ve gone Westport, but we liked the community vibe."

Cos Cob (Greenwich)

  • Working their way up the Greenwich totem pole.
  • More chill than Riverside, less ostentatious than Backcountry.
  • Still unaffordable, but you might have a neighbor who works in something other than finance.
  • Popular with managing directors who married someone from New Canaan.

Westport

  • The cool creative hedge fund guy lives here.
  • Socially safer to say you live in Westport than Greenwich.
  • Commute isn’t great, but justified by home offices and “WFH culture.”

Old Greenwich

  • The JV version of Belle Haven, but no slouch.
  • “We just wanted more walkability for the kids.”

B-Tier

"You’ll make Partner. Just… maybe not at a megafund."

Rowayton

  • Artisanal coastal living, but tiny and insular.
  • Finance people who really wanted to be in Maine or Nantucket year-round.
  • Young couples with Series 7s and Pinterest boards.
  • Hamptons-lite, but only if you’re okay with no parking.

Darien (Inland / Non-Coastal)

  • All the right schools, but no water views.
  • Paying $3M for a nice colonial and no one’s impressed.
  • Elite, just not in the yacht club.
  • Home to many future partners at McKinsey or Tiger Global.

Southport

  • Technically Fairfield, but you live in Southport so people know you don’t live in Fairfield.
  • Quaint, coastal, small. Secretly wishes it were Westport.

C-Tier

"We had to get more space after kid #2."

New Canaan

  • Great schools, but you’ll need to explain to NYC friends that you didn’t give up.
  • No water, longer commute, more suburban.
  • Big houses, bigger yards — a little Stepford.
  • You say: “We’re more about the community.”

Fairfield (Beach Area)

  • Value pick for the JPM VP who can’t crack Darien.
  • Technically near water, but the vibe is less polished.
  • If your Peloton is in the garage, you live here.
  • Commutable and reasonable, but lacks true clout.

D-Tier

"We wanted to stay in Fairfield County but not compete for pre-school spots."

Wilton / Weston

  • Great for a CIO who only commutes twice a week.
  • You’re not poor, but no one’s impressed.
  • Real “junior partner at audit firm” energy.
  • Lots of Range Rovers. Very few Blackstone offers.

Unranked

Redding

  • Consider it the Witness Protection Program of Fairfield County.

Norwalk

  • Unless you’re in Rowayton, you’re basically living off Exit 14 to save on property tax.
  • No one brags about Norwalk.

Stamford

  • You live here because your bonus hasn’t hit yet.
  • Or because your MD has your resume and hasn’t replied.

Southport is a sleeper pick, basically if Fairfield and Westport had a kid

A good friend I grew up with lived there— definitely a good value under the radar

new canaan should be considered higher. Its nicer than most of those places.  not everyone values being by water

Most Helpful

100% this and more. Cos Cob over Old Greenwich is an immediate red flag that OP is clueless. Plus, if you "walk to the train" it means your house is within walking distance of the railroad tracks. Gross and decidedly not S-tier.

S+

Greenwich (Conyers Farm, Belle Haven, Harbor Point)

Darien (Waterfront Tokeneke)

S

Darien (rest ex. Noroton)

Greenwich (Back Country, Old Greenwich, rest of Riverside)

New Caanan (Most of the town, some S+ properties up north)

Westport (waterfront, Greens Farms)

Farfield (a couple streets)

A

Greenwich (rest of town ex. Byram)

Noroton

Southport

Fairfield

Weston (too far)

Ridgefield (even nicer but farther and no MNR service)

Stamford (Shippan, north Stamford)

B

Wilton (on balance, there are a handful of A and C tier spots)

Norwalk (west, by the water)

Greenwich (Byram)

Easton

Stamford (if you work in Stamford)

C

Stamford (if you don't work in Stamford)

Norwalk

Irrelevant but nice places in the northeast of the county (commute just doesn't work)

D

Other irrelevant towns

F

Danbury, Bridgeport

I’ll admit this post is just slightly edited ChatGPT output and I think if I sat down and thought about it my list would end up looking similar to yours, new Canaan is definitely gorgeous.

As someone who lived in CT their entire life I can agree with the accuracy and truth underlying the satire in this list. But I'm only commenting to let it be known that Fairfield county has about 20 other towns. So please do not give our amazing county and state (the best state might I add, come at me haters) a bad rep by making us all seem unbearably arrogant. Anyone who really thinks like OP here is not truly from CT but rather moved in after #buildawall
