Paying $2,700 right now for a studio in Fidi/Seaport area.
What part of the city do you want to be in? In my opinion you get the best bang for buck in the UES between 70th and 90th. Or the UWS around Lincoln Square. I also think Greenwich Village, the West Village, Soho, Nolita are more fun places to live.

making $250k TC, paying 2950 to split a 2 bed with my gf in Brooklyn
2BR/1BA, non-luxury (but really well laid out with real 12x12ft+ bedrooms and a living room big enough for my 85" TV, and a corner unit you couldn't build today) A part of Astoria where current regs limit things to 7 floors, but I'm on 14. Mortgage plus maintenance is $3700 I couldn't really have a roommate I'm not dating because it's laid out for a family, but I like it.
Most of it is NYC East which gives me great sun until ~2pm, but the bedrooms have full views of the Triboro and Hell's Gate

no, it's kinda the territory. A down payment in the low six figures (the co-op has a 20% minimum, but wants to see you higher) made my numbers what they are.
If you want higher I could tell you about my bosses, but that'll involve multi-million central park brownstones.

luxury is relative. my old place had a gym, dog run, pool, and in-unit laundry. That was NJ though.
