Which real estate investors do you think are best positioned for 2012 onwards? Could be any type of firm REIT, REPE, Hedge Fund, RE company, SWF, Insurance co, etc...

Specifically: A - Which firm would you join if you could join any? assume you will spend your career there (or at least 5+ years). B - Which firm would you invest in?

The best positioned real estate investors going into the future are those that can secure the best financing and can close all-cash. Basically, any institutional investor with a lot of cash.

A/B - I would want to work in and invest in:

REITs - REITs will continue to be the most active buyers and fundraisers until the next CRE/economic business cycle.

PE firms with RE focused strategies - Groups like BX and KKR that invest in RE in unique and complex investment structures. REPEs that focus strictly on traditional property-level acquisitions (Walton St) won't realize higher returns (mid to high teens) and will have trouble convincing LPs to invest in their funds.
