What type of Mortgage and US Housing Market

Hi All,

I'm looking at a potential vacation house/airbnb (would rent it out 8-10 weeks out of the year).  Which mortgage product would be best.  Ideally looking for somewhere with a 3 year I/O period then amortizing period.  Don't love the floating to fixed, as would rather lock in even though i could refinance if rates go lower.  Does anyone have a view on housing rates and the housing market for Hamptons/North Fork?  I want the 3 years of flexibility to see what actual operating expenses would be and cushion would be appreciated.  Also expecting a promotion next year, and would want to save a bit of the cash flow until then. Regardless I could afford the house now, just want to structure.
