Best Approach to Market a Sell-Side RE Deal to Small PE Firms or Family Offices?

Ex-IB in Energy, now independently consulting for IB/PE firms. I’ve been approached for a sell-side RE deal under $20M. While I’ve closed complicated deals in the past, this one doesn’t require much added value from me on the structuring side.

What’s the best way to approach small PE firms or family offices for a deal of this size? Are there any curated lists or databases of smaller firms and family offices that would be relevant? (Previously relied on CS teams for this data, but the deal size is too small.)
