Case Study - Junior Investment Analyst

Hi all,

I am applying for this small investment company with investments in $100m+ and staff of under 25. As part of an interview, I am due to finish a case which consists mainly of 3 statement forecasting.

I have data for 2013, 2014 and Q1-Q3 2015 and have to complete data for 2015-2020. This seems to be a case for those who wanna work in PE exactly made for it. Would anyone be able to help me, as I am lost here?

I need to do a forecast for:

  • Balance Sheet
  • Income Statement
  • Cash Flow

Mandatory tasks: Mandatory tasks (1) Prepare financial plan/budget for years 2016-2020 - the budget should include the forecast of Profit & loss account (P&L) and Balance sheet (BS). As part of the budget the gross and net rental revenues, net operating income (NOI) and cash flow (CF) are required to be calculated. (2) Estimate the current market value of the project (3) Prepare the repayment schedule/amortization of new bank financing. Key assumptions: principal max. 10 million EUR; covenants: max. 70% LTV, DSCR > 1.25; interest rate: 3.0% fixed, arrangement fee 1.0%, amortization: annuity based on 12 years repayment schedule; repayment: 5 years after first drawdown with balloon at the end. (4) Prepare a brief analysis of the office market in Bratislava (up to 7 slides in Powerpoint). The analysis should cover: current market situation (stock, supply, demand, etc.), key trends for the next 3-5 years.
