If many IB groups and PE firms opened offices in Southern Florida around Miami and other coastal towns, would you prefer to work there or in New York City assuming you had the option to choose which location?

Bruh have you SEEN people in Florida?  There’s entire counties you can’t drive through bc you might vanish if you’re not from there, if the goobers don’t get you the alligators will.  I like warm weather too but let’s not kid ourselves for a second about the general quality of people in Florida 🤣

Sure, that may be a valid point. But NYC isn't exactly an area full of scholars either. While the city likely has a higher concentration of ivy educated folk compared to other cities, 60% of NYC residents don't have a college degree

Yea but to be realistic I don't leave west village, soho, Greenwich village, Tribeca and then midtown central business district. The equivalent areas in Miami do not have the same caliber of people 

 

Interesting question, my question is why haven't more companies opened offices down there?

Talent goes where the money goes, not based on geographies

 

I think older folk who run the companies would prefer to stay in the northeast where there's better education for kids. Florida is good in most aspects but lacks good schools for whatever reason, although NYC also lacks good public schools so people send their kids to an expensive private school instead 

 

NYC is great in a lot of ways. But man it would be nicer if it was a warmer weathered areas like FL. Dubai, Miami, HK, Singapore, LA, SD, all very nice places given better weather. 

 

Everyone I know in NYC goes through a "I want to move to South Florida" phase each winter and by the time it gets hot and muggy again that idea goes away until next season. 

Grass is always greener, I'm from Palm Beach area and people seriously underestimate in how many ways Florida, and the entire south generally sucks. The infrastructure is dog shit, cities are full of weird overpasses and decrepit rail lines that don't go anywhere useful. Tons of wackjobs with guns. I think the sickos living on the street in NYC are smarter than some of the people living low-income in the south. They literally don't even speak comprehensible English. People are all slow as shit and everything takes forever. Waiting in line for 10 minutes to pick up a Zyn while some fat redneck buys lottery tickets is a daily occurrence. The schools absolutely blow. The cities are so small they're like glorified towns. Schools are horrible, floods are frequent (see - shit infrastructure). The bugs that come out in the summer are outrageous. I could go on forever. 

Edit: I will add in the south's defense, the women are hotter and more submissive. That much is no question.  

 

Not from there but wondering, why do 3bd homes in Palm Beach cost millions of dollars if it’s that crusty there? 

 

For the same reason a penthouse in NYC can cost so much while a suburban house 20 miles away is $400k…..they’re hotspots that want to keep the poors out

Think of Palm Beach Island as operating within its own little orbit within Palm Beach County. It is super high-security and has two bridges that can draw up at any point in time in the event that serious crime occurs (Flagler Memorial Bridge and the Royal Palm Way Bridge). There's an additional layer of security given the fact that Mar-a-Lago is over there as well (more towards the south). People that are looking to cause issues know not to go over there. The reason people pay millions of dollars is because of the exclusivity, safety, and limited supply. The crusty areas in Palm Beach County are Riviera Beach and certain areas in West Palm Beach (i.e., North Tamarind, Progressive Northwest, etc.). That said, West Palm Beach still has plenty of nice areas and homes by the intracoastal (El Cid area, others) will frequently go for $10M+. 

 

Second the complaint about the bugs, huge hordes of them and lately they’re spreading dangerous tropical diseases.
 

Also it’s hot as balls for half the year.  It’s real nice flying down to the Keys in February to get some sun but holy fuck it gets old when the heat and humidity are both 100 for weeks on end and it’s not even possible to enjoy being outdoors May-Sept.

Plus the risk of randomly getting eaten by an alligator literally anywhere you go is not even worth bothering with.

One other thing - every dumb asshole really does have a gun.  Sounds like fun on paper for the “2nd amendment” incel assholes…until you realize literally any interaction with the public can potentially become a life threatening situation for no reason.  Fuck that.

Florida can kiss my ass and the faster the oceans rise and wash it away the better

maybe you could like, be polite and respectful like southerners generally are instead of being a monumental asshole like new yorkers generally are and then you wouldn’t have to fear getting shot?

 

No normal person is getting into life threatening situations like you suggest. Born and raised in the south with 0 instances of any gun violence witnessed or even heard about from friends/family.

 

Are you from FL? Only traveled there for a few short trips with friends back in uni and found it to be quite nice, trashy areas too but can say the same for ny

Perhaps if I were above 30 as NYC with children becomes extremely tough unless you are absolutely rolling in dough or are willing to stomach a long commute from suburbia. That being said, LA just seems like a much better place than both NYC/MIA:

  • Best weather of the three by far
  • Besides water temperature, the best beaches
  • COL actually not that much different; just trade FL insurance for CA income tax. CA property taxes are actually slightly lower as well. OC is not that different in sales prices than PBC
  • Good public schools in any area with >1M homes outside LA proper, and you can find them close to big job clusters. It's not like FL where many rich areas purely geared to retirees and schools are horrible (see Palm Beach)
  • Much more international than Miami. LAX has many more flights to Asia and Latin America. MIA is closer to Europe but LAX has more than enough options there as well. LAX is no Changi or Incheon, but it is a far cry away from the crumbling MIA and JFK
  • Moderate politics - especially Orange County is nearly 50/50 - no crazies on either side unlike Florida where many areas are crazy right wing. Balanced out by places like OC not having Brooklyn-esque socialists either
  • For me personally - sizable Asian population. It's essentially nonexistent anywhere in Florida
 

COL may be not much higher (the insurance issue here in FL is whack - going through a renewal right now and it’s painful seeing the quotes) but real property has a wider gap.


If only I could afford the equivalent home around the SD area or the South Bay of LA. Most of my friend group growing up either stayed local or moved back post college and they’re all still renting (not a bad thing, just saying I would be in the same situation if were there instead of the Tampa area.) Wife and I got lucky with a nice 4bd/3ba on a golf course that would be 2-3x at least where I grew up. If decent starter homes (relative to what we’re able to afford in a higher paying field) didn’t have a $1,xxx,xxx in front of it I’d trade places almost instantly - miss the beaches, my surfboards, friends, food, etc. 

In the end though, we are here and making the most of it. I said “almost instantly” earlier, cause although this area isn’t quite the same, my wife and I are starting to find our groove - golf game is coming along lol, made some good connections so far, and still able to make the flight over to visit at the very least when I have an itch to see the West Coast.

I grew up in FL and there are tons of nice areas here, that’s why so many New Yorkers keep moving here but few people here move to New York. Tons of sub par aspects about the state too, but can say the same about any state 

Majority of the geographies in most states are crappy. Florida is a swamp, Cali is a desert, and Texas is Mexico. You choose to go to the nice places rather than the average parts of each state 

 

Depends on where. Miami is no where near cheap as it used to be. Rent may be a bit cheaper than New York but you’re also driving EVERYWHERE, forget about public transit you’re driving all the time, so you’re gonna add a car in that too. The weather is awful in the summers. It’s absolutely brutal. People are hit or misses you’re going to see a lot of weird people there.

I personally would do it in Tampa or Downtown St. Pete, market hasn’t really been touched yet, and you have an opportunity to buy as well. It’s up-and-coming, whereas miami is sorta priced in a bit and out of reach for many to buy.
