How much of dev$ does your firm do annually?
70k is quite low for 6 years experience, listen to your gut.
To give you an idea I'm 3 years in, 2 ish years in brokerage and 5 months into development. Currently making $50k in one of the markets you mentioned working for a mid sized developer ($10-70mm projects). I plan on leaving after a year and asking for $80k.
I know someone at a well known shop (think Related) making $120k all in at 3 years into their career. You're underpaid and can make a jump. I never got threads saying I'm one year out of school in NY making $100k, very not the norm.

Edit: I guess according to WSO definition, middle office.
I would say underpaid, I'm currently 6mo. in post-grad at a developer and am currently at an $75k base in a tier-3 market. Would imagine, given your tenure, you could negotiate to a more "market" salary.
Not sure how many deals you would be closing, so if you would say close 3-4 deals in the year that could potentially bring you up to market.
