such an idiot and we have seen this time and time again. He was in such a good spot for someone with less than 10 years of experience. Getting there is the hard part, not maintaining it. He had already made it and in the Agency business, once you "make it", its life on autopilot, just rinse and repeat. Every year from just refinancing current Agency loans that are maturing  and internal referrals will be enough for you to have a good life, throw in new refinances/acquisitions, you are looking at $500K as a floor for pay. Is this not enough?
