Can anyone rate my stints at companies?

If I leave now for a better title and comp and bigger company, how bad does it look.  What are the odds the "hot" job market continues into the fall?  There are no gaps minus the covid layoff.

So you're 8 years into your career and still jumping in under 2 years? Yeah it doesn't look good IMO, shouldn't be jumping more than once every 2-3 years for your first couple positions, after that IMO you should be settling in for a longer stretch somewhere.

That being said if its an absolutely huge opportunity that would be a no brainer to any future employer (e.g. no name LMM shop to Blackstone) then go for it, but if its just an incremental improvement then I'd pass.

Every 2-3 years* after 1 year is always going to be questionable, but early in your career you get a pass if there's a good reason (much larger firm, more interesting work, etc.). I'd say after 2 jobs you should stop jumping every 2-3 years and settle in for a longer period. 3 roles tops. At that point you should have more than enough experience to know what you want in a job and be ready to settle in for a longer period of time.

I'll add... the issue with jumping after 1-2 years, especially if for a lateral move, is you are resetting your "clock" towards promotions and bigger responsibilities and have to start the whole trust building/getting to know team/place process all over again. So, if jumping every few years for a clear promotion in title, pay, duties (and maybe firm size/etc.), it's probably career enhancing up to a point (at some point, you will knee cap your ability to get headhunted away for that really awesome job, big jump everyone wants). If just jumping for lateral with like 20% pay bumps (and maybe firm size and "prestige"), then it could be short term gains at the expense of long-term career costs (clearly, nobody ever really knows this, but I can tell you I see it happen!).

So my advice is always the same... only jump for strategic reasons.... people can shoot themselves in the foot by jumping too often, so make each one count.

I don't work in RE but work in an industry where jumping around like this is similarly frowned upon. I would say it definitely doesn't kill you but will make you unattractive to future employers. I would even go to the extent of saying that unless the opportunity is really killer, it might be worth passing on. You're definitely going to want to keep your current 6 month stint a bit buried if you can and decide to move again.

I've had 3 jobs in the last 10 years, but the last 2 I wasnt looking but instead was recruited. It is very easy for me to explain and has never been an issue. But if you do move again, I would suggest finding a place you can stay for 3 or 4 years.
