I'm worried about lack of progression

I just started my 5th year at a regional investor/developer. All I do is underwrite and due diligence new acquisitions. There is no plan to involve me in PSA/JV negotiations and I don't have a strong broker network to source deals from. How worried should I be for my future?

Obviously I don't know your company, but 5 years is a long time to string someone along if the plan was just to get rid of them. Have you indicated that you want your role to evolve or progress?

I'm not too worried about getting fired, but rather I am concerned about limiting my earnings potential and being undesirable to other firms if I ever did leave/get fired. As long as my income keeps roughly tracking the market, at some point the principals could think "why are we paying this guy so much to simply run ARGUS" ?

I have spoken up about lack of growth, and was told by the principals they'd think of something, only to never hear about the topic again.

 

I would continue to try and work with them on your progression, while understanding that it might be the most beneficial, from their point of view, to keep you exactly where you are -especially if you're good at what you do. Your interests don't always align with your employers'. With 5 years of experience, you would probably be a strong candidate in the job market, depending on what you want to do.

In RE unless you're working for some of the largest guys this business is growth by conquest. Start sourcing deals outside of the ones given to you. Dont ask your Principals for more work, suggest additional work you want to do (better yet just do it and bring it to them "hey I've been working on this I think it could be helpful").
