I’d say in house (Debt /Equity sourcing) capital markets for a REPE or large developer. Pay may not be as good as BB IB, but WLB and the ability to climb the ladder will definitely be better.
For non MF in house debt/equity sourcing starting offer:
Analyst - 0 YOE
Tier 3 market
Hours: 40-50
All in comp (didn’t try to negotiate) : 95K
Coming from REIB: I’d say minimum 130K starting all in. Maybe closer to 150k
This is really the best answer. I'd stay away from PM, unless you have a route to owning/partnering in the business. I also wouldn't go into leasing unless you're a born salesperson. Capital markets on the brokerage side would probably be a better fit with your skill set.

Same hours. (Tier 2-3 city)
High COL?
No, not at all. But obviously it depends how you want to live
You could go do pretty much anything:
acquisitions
lending
equity asset management
debt asset management
development management
real estate consulting
leasing
property management
