RE Investment Banking : What Beta for US REITs DCF

For a case study purpose (quick DCF

I am trying to figure what makes sense to use as cost of equity for my WACC.

-Do you think using an FFO yield is solid enough as an approach to cost of equity ? (FFO/Price)

- If going the CAPM route, what Beta would you use and would you say is appropriate to use as a general Beta for US REIT industry ?

Happy to see a good REIT DCF model if someone as one.
