Thoughts? - Balance Sheet Lender

What are your guys thoughts on trying to find some thing different based on my current metrics below? I am about to graduate from a T25 MBA program in December and would be open to moving.

Location: Midwest - HCOL Year: 2nd Year Front Office (Originations), 6 Years experience (Property & Asset Management before that) Function: Balance Sheet Lending - Midwestern Mutual Salary: $100k Bonus: 60% Base, can have upward or downward variance.

A few factors to consider:

  1. The company I work is not in the best financial position. If a significant portfolio restructuring was to take place I am confident I would still have a place in any future investment organization. What concerns me is the consistent poor financial decisions that I am witnessing from outside of the investment department, as well as poor human resources decisions within the investment department. If I was to stick around, I would likely be able to move up quickly, but will this firm have assets for me to manage/be a place I want to be?

  2. Am I actually making a solid market wage for what I am doing? I think I am well comp’d but I know I operate in somewhat of a niche here.

  3. What should a typical MBA grad be making with 6 years of experience and a BS Real Estate? I’ve seen what career services shows and looked at out grads and they’re all coming from unrelated fields prior to they’re post MBA RE jobs (think graphic design) and are typically going REPE.

  4. Any professional associations or networking groups I should be joining? Typically I’d look to my work for this but as a correspondent shop we are closed and not networking for business.

Based on the highest ranked content on WSO, here are some insights and considerations for your situation:

Current Position and Compensation

  • Location and Role: You're in a high cost of living (HCOL) area in the Midwest, working in Balance Sheet Lending at Midwestern Mutual.
  • Compensation: Your current salary is $100k with a 60% bonus, which can vary.

Factors to Consider

  1. Company's Financial Health:

    • Stability Concerns: The company's poor financial and HR decisions are a red flag. While you might have opportunities to move up quickly, the long-term viability of the firm is uncertain.
    • Future Prospects: If the firm undergoes significant restructuring, your role might still be secure, but the quality and quantity of assets to manage could be affected.
  2. Market Wage:

    • Competitive Compensation: It's crucial to benchmark your compensation against industry standards. Given your niche role, you might be well-compensated, but it's worth comparing with peers in similar positions.
    • MBA Graduate Expectations: Typical MBA grads with 6 years of experience and a BS in Real Estate might have varied compensation based on their specific roles and locations. Career services data and alumni outcomes can provide some benchmarks, but they might not be directly comparable if they come from unrelated fields.
  3. Professional Associations and Networking:

    • Networking Groups: Given your firm's closed nature, joining professional associations and networking groups is essential. Look into organizations like ULI (Urban Land Institute), NAIOP (Commercial Real Estate Development Association), and local real estate investment groups.
    • Industry Events: Attend industry conferences, seminars, and workshops to expand your network and stay updated on market trends.

Additional Considerations

  • Career Transition: If you're considering a move, evaluate firms with strong financial health and a positive work culture. Look for opportunities that align with your long-term career goals.
  • Skill Development: Continue enhancing your skills and knowledge in real estate finance and investment to remain competitive in the job market.

By weighing these factors, you can make a more informed decision about your career path and potential moves.
