As an owner, we have an offer to sign a 15-year lease to a tenant with annual increases tied to either: CPI-U (Generally) or to the specific one related to rents (see Shelter section).

The tenant seems to be pushing for a CPI tied to Shelter.

Which index is considered by industry standards, to be the most favorable to Landlords and which is most favorable to Tenants over the long term?
