who has the balls to GC a job themselves?

No real construction experience.. i develop a bit and hire a GC.. thinking about cutting the GC out and doing it myself.. i know i can get the financing, how hard can this be? Would prob just do it for a 200-400k project to start

done all the time- but really its about scale. and getting out of owner operator/mom & pop style of management.

Equity is gas in RE better to tout returns and promote new funds in that be stuck at job site sitting in your car walking around every 10mins because these idiots are well idiots. advice applicable to 200k knockdowns to 50m apt. buildings. at 400k asset and it takes a yr to build- 40hours a week, 40k wage is 10% of the building cost.

Lame and that's a whole yr eating subway, sitting in your car with a laptop figuring out how much money you are loosing and getting skinny fat. plus if you are up north sitting thru winter, freezing your cock off and being dirty.

all contractors steal and lie better to get a GC and structure a good under budget performance bonus structure.

 

Good team of sub contractors doesn't exist, and when and if it does, its a transient, ethereal, fleeting structure due to the washout and turnover of trades.

IF you want it built right, if you want to not go BK because of new home warranties, or commercial reps and warrs, crappy subs can slap happy pass inspection- doesn't mean its good. doesn't mean you are out of the woods, re-work is what kills profit. The only time you should be only there 2x a week is if you are the MD/ceo of the sponsoring firm and a FT GC is always there in a white hat. Especially if you are down south and have non-carded workers....

Years ago I passed on an opp to do a couple homes when I was in trad. PE, drawing out the gantt chart I was like oh fukc you have to be there all the time. pass.
